The "Rate of Absorption" is determined by dividing the number of Active Listings by the number of sales per month over the last year.  It is conventional wisdom according to the National Association of Realtors (NAR) that 6 months of Inventory is a Balanced Market.  Realistically meaning that 5-7 months of inventory implies that neither buyers or sellers have an advantage.  But if Buyers cannot get a loan - as is more often the case these days with tighter credit and more restrictive loan requirements - then a seller is lucky to find a buyer at any price range. Even with a "Sellers Market" in Inventory, it could still be a "Balanced Market" or in favor of the buyers in the Pricing & Negotiations.  Contrary to what most people intuitively believe after hearing all of the negative real estate news in the Lower 48, you can see that the largest volume of each market is a Sellers' Market or Balanced in Anchorage, Alaska.  So, sellers, by all means, price your properties correctly the first time on the market or you could end up losing an interested buyer, staying on the market longer than you should, and then accepting less than you could have gotten had you priced it correctly in the beginning.
